Live on one of Elmwood’s loveliest tree-lined streets: where neighbors know each other’s names, block parties happen and birds sing. This single-level, understated bungalow has been reimagined over the last 28 years by the talented architect/owner. From the moment you step inside, the attention to details and artisan custom finishes create a subtle, completely unexpected WOW factor.

Just Beyond the Classic Entry

As you step inside from the inviting front porch to the classic entry hall, all is quintessential bungalow. But look to the right and find a large picture window consumed in a large flowering plant. This is just the start, the lovely garden greenery bookends the open floor plan, which stretches from the living room, dining room and through the kitchen, creating a bucolic invitation to enjoy nature by opening the French doors to the back deck and venturing even further into the deep yard.

Architectural details provide a tasteful mix of original 1921 bungalow features (in excellent condition) and also give a nod to the modern. The home’s living room is anchored by an original wood burning fireplace which is flanked by windows that emit afternoon-light. The dark, warm wood floors carry through to the kitchen. A hidden movie screen electronically drops from the valance over the window, creating a home movie theatre which is wired for surround sound. The projector is designed to sit at the dining room wall (the shelf temporarily removed).

The dining room retains its original built-in glass fronted cabinets which flank a buffet. Clean lines of a smartly designed, custom (non-structural) sliding (fully operational) partition allows for the dining room to be closed off from the kitchen. The partition was expertly created by local artisan Palo Prieta.

Truly a chef’s kitchen, the stunning custom kitchen cabinets are credited to local artisan woodworker Thomas Jameson. Quartz countertops complement the clean lines of the cabinetry as do the newer stainless steel luxury appliances: a Subzero refrigerator, a Wolfe range and Bosch dishwasher. Completing this dream kitchen is a set of French doors that open to a Cumaru deck with stainless steel cable rails - making for a perfect transition for al fresco dining & entertaining while overlooking the deep back yard.

There are two gracious bedrooms on the east side of the property. Each bedroom features sunny windows & generous closets. Original hardwood floors add to the warmth and character. An updated bath is conveniently located between the two bedrooms.

Additional Notables

There are two additional useful spaces both hidden behind single-pane frosted glass doors: a convenient laundry room/pantry with stacked washer and dryer and a second storage closet is outfitted with hi-end stainless steel shelving. These two areas could be easily reconfigured to add a ½ bath and laundry if a new owner so desires. Hardware has been updated, insulation added and the fireplace retrofit with a damper and spark arrester. Central heating is complemented with a whole house electronic filter & ventilation system, all controlled by NEST. The wiring has been upgraded to fiber, the plumbing to copper and the sewer lateral is compliant. An extensive seismic retrofit was completed as well. The roof is in good condition.

Substantial Lot

A front garden separates the property from the street while the south facing low maintenance garden offers a refuge with mature trees & multiple seating/entertaining areas in addition to the Cumaru wood deck with stainless steel railings just outside the kitchen French doors. The property also features a detached garage for additional storage, awaiting the next owner’s vision with flexibility for use:  a home office or development potential of an ADU. The backyard also offers multiple off-street parking spaces in two paved areas and is equipped with a Tesla EV charger.

Comfort, style, fabulous location…let’s talk location!

Location

One of Berkeley’s most coveted neighborhoods: on a low-traveled and tree-lined street. It is truly an unbeatable location: 1 block to Claremont Ave stores, two blocks to Elmwood shops while Rockridge amenities are just a few blocks further but south - as is UC Berkeley (north). The Claremont Club & Spa, Berkeley Tennis Club, and Star Grocery are all near, and this location is just moments from Elmwood and Rockridge shops & restaurants.

With a 92 out of 100 WalkScore: daily errands do not require a car. It is a "Walkers Paradise." Claremont Avenue shops are just around the corner, College Avenue shops in the  Elmwood are within two blocks,  Rockridge shopping district is just a bit further as is Temescal (known for its happening nightlife). Also minutes away from the sprawling world renown UC Berkeley campus as well as hiking trails with stunning views of the Bay in Claremont Canyon Regional Preserve. Take advantage of multiple San Francisco commute options in any direction: Rockridge BART (Direct no-transfer line to SFO!), Casual Carpool & easy highway access. The Express Bus to SF picks up close by (AC Transit Line E @ Ashby & Claremont or Claremont & Woolsey)! And 2706 Prince Street is just one block from one of the streets (Woolsey) connecting Berkeley by bicycle: Berkeley Bike Routes! Small Town Feel - Urban Offerings

Homes on these leafy side streets provide old-fashioned Berkeley elegance, with turn-of-the-century brown shingles, revivals, prairie-style, custom contemporary, craftsmans and Tudor-styled structures offering residents a place to call home within the landscaped confines. The much sought-after neighborhoods of Elmwood/Claremont have a rich architectural history. Early 20th-century houses, estates, and some of the more notable homes designed by prominent turn-of-the-century Bay Area architect Julia Morgan can be found in this neighborhood. Uniquely, this one block charming street in Berkeley has been chosen as the home to multiple architects.

Elmwood's shopping district on College Avenue in Berkeley offers old-fashioned shops, The extreme-local shopping district centered at the intersection of College and Ashby avenues is a bustling hive of activity, featuring an array of gourmet eateries, boutique shops, cafes, and restaurants. A movie theater, multiple bakeries and the Zip Code "94705" branch of the US Post Office are all a short stroll away.  In the opposite direction on College Avenue one will access the Rockridge neighborhood, including Rockridge Station - Bay Area Rapid Transit (BART) which is on the "SFO" airport line. Grocery stores, bookshops, and flower stands are all found just a few blocks away. Residents of Elmwood also enjoy an easy walk to multiple commute options as well as a library, and parks. For an only-in-Elmwood, experience, visit Mrs. Dalloway's, a shop that combines a bookstore and garden supplies, or Rialto Cinemas Elmwood, a Berkeley city landmark that houses a three-screen cinema. In terms of hyperlocal culture, Julia Morgan Theatre offers camps and classes as well as performances of music, dance, and theater throughout the year.

You'll also find small town activities throughout the year in this coveted neighborhood! On the Claremont end of the block, the Star Grocery (having just celebrated their 100th Year!) hosts a pumpkin carving contest, held annually for many years, it is a fun way to get to know your neighbors (and express yourself!). Russell Street (between College Ave & Claremont Ave) is closed to traffic every year on Halloween (pre-COVID) where thousands join in the holiday spirit in costume, visiting the many elaborately (often politically inspired) decorated houses. On the 4th of July, neighbors are invited to participate in a celebration that includes a small parade and gathering on The Uplands.

The landmark of this area is the majestic Claremont Hotel Club & Spa, a vast Victorian edifice perched on 22 acres in the hills. Three outdoor pools, 10 tennis courts, a full-service spa, a fitness club, and three onsite restaurants deliver stunning views, and the resort has become popular with generations of locals as a luxurious getaway. As a 30+ year member of the Claremont Pool & Tennis Club, Diana Yonkouski, Bay Area Properties Broker, is happy to answer any questions and introduce you to the club and it's management.

The Claremont Canyon Regional Preserve, 208 acres of open space managed by the East Bay Regional Park District and more than 200 acres outside of the canyon owned by the University of California, Berkeley is adjacent to the hotel for hiking. The trails reward ambitious hikers with panoramic San Francisco Bay views - which is special all day, but especially so for sunrise/sunset. Garber Park, a 13-acre oak-and-bay-tree woodland south of Claremont Avenue, is owned by the city of Oakland.

As with any university city, Berkeley residents benefit from the arts, sports, intellectual offerings and entertainment that the world renown campus of UC Berkeley brings to the community. The campus is beautiful, the surrounding streets lined with restaurants of all kinds. Embracing the arts, CAL campus has multiple theater & performance spaces:  CAL Performances with world-class live, in-person music, dance, and theater productions held at Zellerbach Hall on the CAL campus or "the Greek Theatre" (William Randolph Hearst Greek Theatre) - an 8500 seat outdoor ampitheater on the CAL Berkeley Campus which is perfect for taking in a concert. Off-campus, Berkeley is lucky to have multiple live regional theater offerings including the Tony award winning Berkeley Repertory Theater ("Berkeley Rep" to locals) and the Aurora Theater

A Bicycle Plan was adopted by Berkeley City Council on May 2, 2017 with the purpose to make Berkeley a model bicycle-friendly city where bicycling is a safe, comfortable, and convenient form of transportation and recreation for people of all ages and abilities. 2708 is just a few blocks from one of the Berkeley Bicycle Map routes! And has helped this address earn it's classification as a "Bikers Paradise" with a 98 Bike score.

The East Bay has so much to offer, this neighborhood stands about amongst the best!  Truly a great place to call home!
